Building a Repeatable Platform
SCHI is not a single-project organization. It is structured as a repeatable affordable housing development platform — and Skyway 120 is the first proof of that model. The same governance framework, institutional relationships, and development approach that structure Skyway 120 are designed to be applied to future projects across the region.
Governance Framework
A Washington nonprofit governance structure and mission-driven oversight that carries intact from one development to the next.
Institutional Relationships
Durable public-sector, capital, technical, and community relationships that can be brought to bear on each new site rather than rebuilt from scratch.
Development Approach
A proven 4% LIHTC and tax-exempt bond financing and delivery model designed to be repeated across a pipeline of projects.
Skyway 120
Skyway 120 is an approximately 120-unit affordable housing development in unincorporated King County, currently being structured around a 4% LIHTC and tax-exempt bond financing model. It is SCHI's first development and proof of the organization's development model.
- Location: Unincorporated King County (Skyway neighborhood)
- Units: ~120 affordable homes at 50–60% AMI
- Financing: 4% LIHTC / tax-exempt bond structure
- Status: Site control secured, advancing to entitlement and predevelopment
- Sponsor: Skyway Community Housing Initiative (SCHI)
The Skyway 120 project website contains the full project overview, development team, partnership information, and project updates.
Skyway 120 is the first of a planned pipeline of developments. As SCHI identifies new sites and begins community engagement, future projects will be announced here.
